FHA Loans

Our FHA Loans are a great opportunity to utilize a grant program (not a second lien) and a 3.5% down minimum to get into a great home. Credit scores can go down to as low as 500 on this product, but some conditions will apply to the grant product, though. We also offer a No FICO (Credit Score) FHA product for primary home purchases, where we show your good rental history and two other lines of payments, like cell phone bills, auto insurance, and anything else, to help get you into a home.

USDA Guaranteed Loans

This is a great option for a zero down payment product in rural areas. It is available for primary residences, and if you are wanting to refinance your USDA Guaranteed Loan, as well, we have options for that too. Conventional Loans

This is our go to loan for those either putting a lot down, or as little as 1-5% down. Some conditions apply to the lower down payment options, such as income limitations, being a first-time home buyer and some other caveats, so please reach out to get more information on this product. We do conventional loans for second home and investments as well. Second homes typically have a 89-90% LTV, or simply put, we need around a 10% down option for this product. For investment properties it is typically around 85% LTV, or also put, 15% down to purchase. Everything is based on credit too, so reach out today for your quote on this.
